Some of my most effective upgrades cost less than a takeaway. For example, I styled shelves with £2.99 fake designer books from Shein, and gave the master bedroom a boutique hotel vibe with a £90 Argos bed frame. These small touches transformed the look and feel of the property without blowing the budget.

I arranged with my solicitor to list every staged item in the sale contract as an optional extra. The buyer loved the style and ended up purchasing everything, from the pool table in the garden to the pot plants in the living room, under a separate agreement.
